Six rules that redefine the fire door.

NBCS 2026 doesn't just rename a code — it closes the gaps that uninsulated metal doors have exploited for years. Here is exactly what changed, clause by clause.

Note 1 · Assembly Definition

A fire door means the entire assembly.

Shutter, frame, hardware, seals, hinges, closers — every component must be certified together as one assembly from a single manufacturer. Site-mixed combinations are no longer a fire door, regardless of how good the shutter is on paper.

Note 3 · Intumescent Seals

Intumescent seals are mandatory.

Every fire door in an exit must carry an intumescent seal or equivalent globally accepted technology that expands on contact with heat to close the perimeter gap. Without it, integrity cannot be held under fire load.

Note 4 · Door Closer Mandate

No hold-open. Spring closer mandatory.

Fire doors must remain closed at all times. Hold-open devices are prohibited; closure must be by a spring-based door closer. Magnetic hold-open is permitted only when wired to release automatically on fire alarm trigger.

Note 6 · Panic Bar + Trim

Trim lock on the unexposed side.

Where a panic bar is fitted, a handle or trim lock must be provided on the opposite face at designated floors — so firefighters can re-enter the stairwell from inside. Architects: this must appear in your BOQ from day one, or the door manufacturer cannot quote correctly.

Note 5 · Fire Curtains

Fire curtains cannot replace exits.

Curtains may continue to be used for compartmentation, but never as the exit itself. An independent fire door meeting all exit requirements must be provided within the prescribed travel distance — regardless of curtain coverage.

Note 2 · The 30-Minute Floor

30 minutes minimum insulation. Zero exceptions.

Every fire door in an Indian exit must now meet a 30-minute insulation criterion. Uninsulated (UD) doors are non-compliant by code. Only PI — Partially Insulated and ID — Insulated classifications under IS 3614:2023 are permitted from this date forward.

Are all metal fire doors now banned in India?
No — only uninsulated (UD) metal fire doors in exits are non-compliant. Metal fire doors that meet the PI (Partially Insulated) or ID (Insulated) classification under IS 3614 : 2023 remain fully compliant. The material of the shutter is not the issue; the absence of an insulation rating is.
What is the minimum insulation requirement under NBCS 2026?
30 minutes, with zero exceptions. This applies regardless of building height or occupancy type, for any fire door installed in an exit. The clause is Part F, Clause 2.22, Note 2 — and it is written into the binding text of the code, not the explanatory notes.
Is IS 3614 still relevant after NBCS 2026?

Do existing buildings need to retrofit their fire doors?
NBCS 2026 applies primarily to new construction and major refurbishments. Retrofit obligations for existing buildings vary by state and by local fire authority interpretation. Where a property undergoes change-of-use, vertical addition, or fire-NOC renewal, expect the new specs to apply.
What does FD 120 PI vs FD 120 ID actually mean?
The number is the fire-resistance rating in minutes for stability and integrity (FD 120 = 120 minutes). The letters describe insulation performance: PI meets the 30-minute insulation floor; ID matches insulation to the full integrity rating (so an FD 120 ID holds insulation for the full 120 minutes). For sleeping accommodations and hospitals, ID is the defensible choice.
